
Almost every flooring decision in Orange County runs into the same fact eventually: the house is on a slab. It is worth understanding what that means, because it rules some things out and it is the most common cause of a floor failing early.
Slabs pass moisture upward
Concrete is porous. Ground moisture moves up through the slab as vapour and arrives at the surface, and how much varies through the year — it is not a fixed property of the house.
That vapour has to go somewhere. When a floor is laid over the slab without accounting for it, the moisture is trapped between the two, and what happens next depends on the material above.
What it does to each material
Solid hardwood is the least tolerant and is generally not recommended directly over a slab, which is why almost all the wood we install here is engineered.
Laminate has a compressed wood-fibre core that swells the same way a spill would, except slowly and invisibly, so the first sign is seams lifting across a whole area.
Glue-down products fail at the adhesive: vapour breaks the bond and the floor releases, often in patches. Waterproof-core vinyl is the most tolerant, and even then the adhesive and any barrier still need to suit the reading.
It is measured, not guessed
A moisture test on the slab takes minutes and produces a number. That number determines whether a barrier is needed and which adhesives are suitable, and it is the difference between an installation that lasts and one that fails in a way nobody can see coming.
A new slab is not automatically dry either — fresh concrete holds construction moisture for a long time, which matters in newer builds and additions.
Flatness, which is the other slab issue
Slabs are poured flat to a tolerance that is fine for carpet and not fine for a rigid or click-together floor. Local dips and humps cause plank floors to flex at their locking joints until they separate, and cause tiles to sit hollow.
Correcting it means grinding high spots and filling low ones before anything goes down. It is a genuine line in the quote, it is invisible when finished, and it is the first thing cut from a cheap bid.
What to ask
Ask any installer what the moisture reading was and what they are doing about flatness. If neither has been checked, the quote is a guess and the number will move once work starts. Prep is the line most often missing when three quotes disagree.
